Rent Affordability
Maximum rent you can afford on your income
它是如何运作的
- The classic guideline: spend no more than 30% of gross income on rent.
- Debt payments (car loan, student loan) are subtracted from that budget.
- Many landlords require a gross yearly income of about 40× the monthly rent.
- In the Netherlands landlords often ask for 3–4× the monthly rent in gross monthly income.
Worked example: income 3,200 per month, no debts
- 130% of 3,200 = 960.
- 2Debts: 0, so the budget stays 960.
- 3Landlord check: 960 × 40 = 38,400 per year (3,200 × 12 = 38,400).
Maximum rent ≈ 960 per month

A common guideline is about 30% of your gross monthly income, minus any monthly debt payments.
What is the 40× rent rule?
Landlords often want your gross yearly income to be at least 40 times the monthly rent — the same as rent being 30% of income.
Should I use gross or net income?

Not in these rules. If utilities are extra, leave room for them in your budget.
